Program One

Affordable Rental Housing Development

We develop new construction and acquire and rehabilitate existing properties to create quality affordable rental housing for households earning at or below 60% of Area Median Income — with a portion of units reserved for households at or below 50% of AMI.

Site identification and acquisition in communities with documented housing need
Multi-source project financing including HOME funds, Low Income Housing Tax Credits, and gap financing
Construction management and quality oversight from groundbreaking to lease-up
Long-term ownership and stewardship to keep rents affordable for 15 years and beyond

Program Two

Affordable Homeownership Development

Homeownership builds wealth, stability, and community roots. We develop quality single-family homes for purchase by income-qualified buyers earning at or below 80% of AMI — and we help prepare those buyers for success.

New construction of affordable single-family homes
Acquisition and rehabilitation of existing single-family properties
Homebuyer readiness coordination with counseling agencies and financial education partners
Affordability protections that keep homes in reach for the families who need them

Program Three

Housing Rehabilitation

Mississippi's existing housing stock is aging — and for many low-income homeowners and renters, needed repairs are simply out of reach. Our rehabilitation program restores homes to safe, healthy, energy-efficient condition.

Owner-occupied rehabilitation for low- and moderate-income homeowners
Rental property rehabilitation to preserve affordable rental stock
Energy efficiency improvements that lower utility costs for the families we serve
Health and safety repairs that keep people safely in their homes and communities

Community Development & Supportive Services

Housing is where our work starts — not where it ends. We are committed to providing community support services to the residents of every development we undertake, and to the neighborhoods that surround them.

Credit counseling and financial education to build household stability and homeownership readiness
Senior adult programming including nutrition education, enrichment activities, and social engagement
Resident input processes giving the people we serve a formal voice in project design and management
Community partnerships with local governments, nonprofits, churches, and service providers across our region
